Description

This unique and substantially extended semi-detached home is located in a highly sought-after location in the heart of Caversham Heights.

Originally a four-bedroom house with a ground-floor granny annex it is currently functioning as a large family home under one title deed and one council tax.

Investors also have the option of converting it back to a one-bedroom flat with a private entrance and a separate four-bedroom house. This would mean two sources of rental income on one mortgage. This would estimate a combined rental income of around £3500 pcm. This would be very easy to do and requires only two internal doorways to be bricked up.

Alternatively, no building work is required for new owners to arrange the front reception room, bathroom and utility as a self-contained Airbnb with private entrance and locked doors adjoining the main house. This would bring in up to £1200 per month.

The potential is enormous with this large, unique property in a prestige area.

The accommodation is in excess of 1800ft2 and comprises an entrance Hall with a cloakroom and loo. a kitchen diner extension with a stunning Schmidt kitchen and a spacious island. The kitchen has underfloor heating and a bright outlook with two large windows. The tiles are Italian porcelain. The kitchen design features masses of worktop space and full-height storage. It has double pantry towers with drawers, a dishwasher, large pan drawers, a full-height spice tower, a hob, a Neff single oven, and a microwave. There is a glazed back door to the garden.

The living area features double doors to the rear garden. It is roomy enough for a large Home Cinema projector and screen, a 65-inch TV, a coffee table, and two large 3-seater sofas. A library and dining room provide a comfortable extra space for the family to relax in with plenty of room for a large dining table and sofa. Can be a games or music room.

There is another sitting room that is a large, bright, and versatile space with an ensuite shower room. This room overlooks the front garden and is currently used as an office. It makes a wonderful guestroom for family with their own bathroom or you can even set it up as an Airbnb. It can also function as a large bedroom with a private bathroom.

There is a utility room with space for a washer and a separate dryer. A recently installed Worcester Bosch gas boiler (with hydrogen compatibility) heats the home. This room could easily be converted back to a fully fitted kitchen with a cooker and washing machine if you wish to let part of the property. There is a detached home office that is insulated and has heating, broadband, and power. This is currently set up as a nail salon but has been used as an office, a yoga studio, and a gym.

Upstairs there are four bedrooms, three of which are doubles, a large landing, and a family bathroom. All mains services are connected. It has full-fibre broadband and the choice of many providers for superfast connection. Double-glazing throughout the house. To the front, there is a further patio area that is enclosed by a picket fence that makes a lovely seating area and a driveway parking for several cars.

The rear garden has a patio area that leads to an area of lawn that is enclosed by paneled fencing.

It is located in a quiet, safe, family residential area, Caversham Heights properties are highly desirable. A convenient, friendly, and quiet family-run shop is open during daytime hours only. Bugs Bottom and many other beautiful dog-friendly walks and green family spaces nearby.

Woodcote Way is conveniently located for all local amenities including shops, parkland, and a regular bus service into the town centre. Comments

This property is offered for sale via Online Auction which is a flexible and buyer friendly method of purchase. The purchaser will not be exchanging contracts on the fall of the virtual hammer, but will be given 56 working days in which to exchange and complete the transaction from the date the Draft Contract is issued by the sellers solicitor.

By giving a buyer time to exchange contracts on the property, normal residential finance can be arranged. The Buyer’s Premium secures the transaction and takes the property off the market. Fees paid to the Auctioneer reserve the property to the buyer during the Reservation Period and are paid in addition to the purchase price and are considered within calculations for Stamp Duty Land Tax. Further clarification on this must be sought from your legal representative.

The buyer will be required to give the Auctioneer authority to sign the Reservation Form on their behalf and to confirm acceptance of the Terms and Conditions prior to solicitors being instructed. Copies of the Reservation Form and all Terms and Conditions can be found in the Information Pack which can be downloaded from our website or requested from our Auctioneer.

Upon close of a successful auction, or if the vendor accepts an offer during the auction, the buyer will be required to make payment of a non-refundable Buyer's Premium of £5,600 including VAT, plus a buyer's administration charge of £372 including VAT, a total of £5,972. This secures the transaction and takes the property off the market. Any additional fees and charges over and above this will be confirmed within the terms and conditions available on the website.

The Buyer's Premium and buyer's administration charge are in addition to the final negotiated selling price.

All buyers will be required to verify their identity and provide proof of how the purchase will be funded.

Buyer's Administration Charge

If the Buyer Information Pack has been produced and provided by GOTO Group any successful purchaser will be required to pay £372 (including VAT) towards the cost of the preparation of the pack. These can then be used by your solicitor to progress the sale.

Energy Performance Certificate (EPCs)

An EPC is broadly like the labels provided with domestic appliances such as refrigerators and washing machines. Its purpose is to record how energy efficient a property is as a building. The certificate will provide a rating of the energy efficiency and carbon emissions of a building from A to G, where A is very efficient, and G is inefficient. The data required to allow the calculation of an EPC includes the age and construction of the building, its insulation and heating method. EPCs are produced using standard methods with standard assumptions about energy usage so that the energy efficiency of one building can easily be compared with another building of the same type. The Energy Performance of Buildings Directive (EPBD) requires that all buildings have an EPC when they are marketed for sale or for let, or when houses are newly built. EPCs are valid for 10 years, or until a newer EPC is prepared. During this period the EPC may be made available to buyers or new tenants.
