Introduction & Outside

This fabulously presented end-of-terrace home in the Belgrave area of Tamworth will prove extremely popular to buyers seeking a long-term family home. Located at the far end of Fenn Street to the right, to property is set back behind a long and wide driveway that comfortably fits four cars for off-road parking.

To the side of the house is a gated driveway that leads to a large single garage. The garage has double opening doors to the front and is very long inside. There used to be a mechanic’s pit which is now filled in although the steel girder and winch is still in place. A door to the side of the garage leads out to the garden.

The rear garden is a lovely area to relax with a raised decking area leading from the dining room exit door. The decking spans the full width of the house with fencing to separate from the rest of the garden and side passage. The remaining part of the garden is mainly lawn with attractive plants to the borders and wooden fencing to the boundaries.

Ground Floor

Entering through the uPvc front door, viewers are brought into an ample porch for removing coats and shoes with a. curtain secluding the meter cupboard and offering a space for storage. Moving through the second door brings viewers into the first of three main reception rooms, the lounge. The lounge is the largest room in the house and the shiny, wood-effect laminate flooring is particularly impressive. Other features include a modern electric fireplace mounted in front of the chimney breast and the staircase to the first floor located at the front of the room.

A door to the rear left of the lounge leads into the kitchen. The stylish suite is monotone in colour with white hi-gloss facias and contrasting black roll-top surfaces. There are clear spaces between the units for a range oven, dishwasher, and fridge freezer. The stainless-steel sink and drainer are positioned ahead of the double-glazed window to the side. It’s worth noting that all windows in this home are double-glazed.

To the front of the kitchen are double folding doors that access the study. This reception room could be used as an alternative space for dining or as a playroom if desired, such is its excellent size. A window to the front looks out to the driveway.

To the rear of the kitchen is a doorway through to a very generous dining room. Viewers will have noted earlier that there is a large opening from the lounge to the dining room where a window will have originally been as the dining room is part of a large ground floor extension. There is a double-glazed door leading out to the decking, with a large window beside. The final part of the ground floor is the welcome addition of a large utility room leading off the dining room, that also features a toilet and wash basin. In here there are spaces with plumbing for the washing machine and tumble dryer.

First Floor

Moving up the carpet staircase, viewers will find themselves at an L-shaped landing with doors leading off to all three bedrooms, the family bathroom and a storage cupboard, The landing is well lit naturally by a window above the stairwell to the front of the house. Above the landing is access to a well-insulated loft space.

All three bedrooms are double rooms with the master bedroom at the rear right being the largest. The master features a range of fitted furniture including wardrobes and drawers. The second bedroom and third bedrooms have similar square footages with the second bedroom having access to a built-in storage cupboard. The modern family bathroom is a great-size and comprises of an L-shaped bathtub with screen and shower fitted above as well as a row of units across the back wall that include the toilet, wash basin and storage.

RIGHT OF WAY

As with many terraced homes, there is a right of access for the neighbouring property owners with a dedicated route around the rear garden and down the side passage.

Energy Performance Certificate (EPCs)

An EPC is broadly like the labels provided with domestic appliances such as refrigerators and washing machines. Its purpose is to record how energy efficient a property is as a building. The certificate will provide a rating of the energy efficiency and carbon emissions of a building from A to G, where A is very efficient, and G is inefficient. The data required to allow the calculation of an EPC includes the age and construction of the building, its insulation and heating method. EPCs are produced using standard methods with standard assumptions about energy usage so that the energy efficiency of one building can easily be compared with another building of the same type. The Energy Performance of Buildings Directive (EPBD) requires that all buildings have an EPC when they are marketed for sale or for let, or when houses are newly built. EPCs are valid for 10 years, or until a newer EPC is prepared. During this period the EPC may be made available to buyers or new tenants.
