THE PROPERTY
TENURE: Freehold
Available with no upward chain, this three-bedroom, terraced home in Glascote Heath will prove very popular to first time buyers and investors. The house is positioned away from Chapelon and accessed via a pavement, meaning parking is available either on street or via a nearby communal area. The front garden is surrounded by wooden fencing with a secure gate to enter and a pathway leading down the centre of the lawn toward the entrance porch. There are a couple of raised slate bays supported by sleepers to enhance the initial appeal.
Guests enter via the main front door into the porch which is an ample area for removing and storing coats and shoes. In here there is a small storage cupboard and a further door into the main hallway. This attractive long hallway originally had a guest wc to the left and the plumbing remains in place should the new owners decide to re-introduce this feature. From the hallway there is a door leading off to the lounge at the far end and a set of French doors opening into the kitchen with dining.
Immediately of note in the kitchen is the stunning wood effect flooring which is laid across the impressive floor space that allows for a family dining table. The suite is mainly fitted to the front and right walls, having plenty of units and drawers with a range oven positioned in between that will be included as part of the sale. There are also clear spaces for the washing machine and fridge freezer. The lounge is a large open room that could also allow for dining if desired and has a wide set of sliding double glazed doors leading out to the rear decking.
Moving upstairs, the long landing area has doors leading off to all three bedrooms and the family bathroom, as well as a deep storage cupboard that used to house a warm air heating system. The house now has gas central heating provided by a combi-boiler mounted on the kitchen wall. The bedrooms comprise of two generous doubles to the right of the building and a good-sized single bedroom at the rear left. The master bedroom is to the front and has a range of fitted wardrobes. Finally for the interior is the family bathroom which is surprisingly large and features a modern suite having a bath with shower head mixer tap, wash basin and toilet.
Finishing outside, the rear garden features a decking area and long lawn. The decking area is built close to the house with a short fence with gate leading through to the main lawn. A path leads through the centre of the lawn down to the end where there is a wooden shed and brick wall boundary.

Fees paid to the Merchant are paid in addition to the purchase price and are considered within calculations for Stamp Duty Land Tax. Further clarification on this must be sought from your legal representative.
The buyer will be required to give the Merchant authority to sign the Reservation Form on their behalf and to confirm acceptance of the Terms and Conditions prior to solicitors being instructed. An EPC is broadly like the labels provided with domestic appliances such as refrigerators and washing machines. Its purpose is to record how energy efficient a property is as a building. The certificate will provide a rating of the energy efficiency and carbon emissions of a building from A to G, where A is very efficient, and G is inefficient. The data required to allow the calculation of an EPC includes the age and construction of the building, its insulation and heating method. EPCs are produced using standard methods with standard assumptions about energy usage so that the energy efficiency of one building can easily be compared with another building of the same type. The Energy Performance of Buildings Directive (EPBD) requires that all buildings have an EPC when they are marketed for sale or for let, or when houses are newly built. EPCs are valid for 10 years, or until a newer EPC is prepared. During this period the EPC may be made available to buyers or new tenants.
By setting a proxy bid, the system will automatically bid on your behalf to maintain your position as the highest bidder, up to your proxy bid amount. If you are outbid, you will be notified via email so you can opt to increase your bid if you so choose.
If two of more users place identical bids, the bid that was placed first takes precedence, and this includes proxy bids.
Another bidder placed an automatic proxy bid greater or equal to the bid you have just placed. You will need to bid again to stand a chance of winning.
